Ulwe is a planned CIDCO node in Navi Mumbai, laid out in numbered sectors with wide roads and mostly new residential buildings. Three things drive demand here today.
- The airport is next door. Navi Mumbai International Airport began commercial flights on 25 December 2025, on land right beside Ulwe. Airport jobs and airlines' staff add steady rental demand.
- Mumbai is closer. Atal Setu (the Mumbai Trans Harbour Link) lands near Ulwe, so the drive to South Mumbai no longer goes round through Vashi. CIDCO's Ulwe Coastal Road, which links Atal Setu to the airport, is under construction.
- Local trains. Bamandongri and Kharkopar stations on the Nerul/Belapur–Uran line connect Ulwe to Belapur, Nerul and the Harbour line, and onward to Uran.

Most of Ulwe's housing stock is under 15 years old.
